1. Alternative Affordable Housing masterplan design I     2011/12/21

The Green Hill
 
Introduction
Affordable or public housing in Asia is often inspired by private housing developments, secluded “icons” with an overkill of decorations and superficial cultural refer­ences.
 
Green Hill is the reverse of the mainstream; this project tries to devoid itself from any unnecessary decoration.
 
It is a deadly simple terraced housing complex, the balconies and terraces have an extrovert orientation, trying to capture as much sunlight as possible and the best views from its surroundings and where the circu­lation systems are organized in a more introvert way in-between the different terraced blocks.
 
Green Hill is an attempt to create an evocative af­fordable housing complex to enrich the architectural vocabulary of the consumers, a vocabulary which is formed by the marketing apparatus of the big players.
 
Organization
The complex is a mountain-like structure formed by 7 U-shaped terraced housing blocks. Each U-shaped block contains a big public green space, where the balconies are oriented. The mountain is cut internally forming a network of internal streets, vertical cores, corridors and semi-public spaces.
When fully vegetated the housing complex resembles a green hill.
2. Alternative Strategy for Shenzhen Affordable Housing     2011/12/21

DOFFICE has proposed alternative strategy for affordable housing for Shenzhen.
 
 Introduction
This project might evoke a slightly unrealistic first impression, because of the comic-like architectural ob­jects. But nevertheless, it is an extremely serious strategy to provide an alternative for the realization of the huge amount of Affordable Housing in Shenzhen in the near future.
 
In the 12th 5-year plan of the PRC, Shenzhen has a target to build 240.000 units of affordable housing by 2015.
 
In this study we will focus on the densest area of Shenzhen; Luohu, Futian and Nanshan.
 
Since the buildable plots in central areas of the 3 most prominent districts, Luohu, Futian and Nanshan is very scarce, the current situation is that most of the plots for affordable housing are allocated far from these central areas, which means also further from the concentration of employment possibilities.
 
We propose to find alternative spaces close to the central areas, close to the em­ployment possibilities to realize the to­tal 62.000 units of affordable housing in 2011.
 
Alternative locations
Because of the scarcity of available plots in the central areas, our search for building plots will not be focused on the “conventional areas”, the spaces of the tabula rasa intervention, often far away from the central areas of Luohu, Futian and Nanshan.
 
We are more interested in intensifying the existing spaces or structures in the city, already occupied by a specific program(s). This act of intensification crossbreeds the existing program with the new program of housing transforming the existing into a hybrid, a hybrid that is highly contextual.
 
Cross-breeding strategy
Three categories of spaces is selected for this cross-breeding program:
1. Public plazas and public parks
2. Government/public buildings
3. Infrastructural works
 
1. Public plazas and public parks + Floating structurefor the public plazas and public parks, we use a typology of housing that “floats”
For the public plazas and public parks, we use a typology of housing that “floats” above the plazas or parks, which keeps the basic functionality of the existing program intact. This residential complex is a clustering of spheres with different diameters that form a cloud-like object floating above the public space providing sun shading in the harsh summer. Through the gaps between the spheres, sunlight pen­etrates to the public space, creating a dramatic lighting effect.
 
2. Government/public building + Stacked structure
The second category is based on the idea to stack a crystal-like res­idential complex on top of an existing or a new to build government building as a parasitic object. We choose for the government build­ing, because both the government building as the affordable resi­dential complex are from the same client, which makes realization a lot more feasible.
 
The strategy has a result that whenever a public building will be real­ized, the stock of affordable housing will also be increased.
 
3. Infrastructural works + Infiltrated structure
Infrastructural works are structures of efficiencies. They are an im­portant factor for the productivity of cities. But physically they pro­duce at the same time spaces of absence in-between the produc­tive circuit of the urban fabric.
 
Elevated express-ways, fly-over’s, elevated metro lines and sewage canals are the “vague spaces” for our intervention.  By infiltrating into these spaces of absence with the program of housing, the program has to be adapted to its new context, tappinginto its complex infrastructure and opening up barriers. The result is a hybrid of infra­structure and housing which is contextual par excellence, a hybrid that the space of absence to the urban fabric.
 
Epilogue
All the interventions above will not have a negative effect on the existing structures in terms of functionality, but rather enrich the cityscape of Shenzhen.
 
The hybrids embrace urbanity; they are nested into its surroundings in contrast to the anti-urban gated housing complexes and secluded office parks.
3. Alternative Affordable Housing masterplan design II     2011/12/21

DOFFICE has proposed alternative affordable housing masterplan for Shenzhen.
 
Shenzhen is a migration city, the enormous migration flow creates a high demand for affordable housing.
 
Due to the modernization of China and the disintegration of the traditional social environment, there is an urgent need to find new forms of social structures which are able to create social cohesion for this big group of migrants. Affordable housing can be a tool to contribute to this social transformation.
 
At the moment the limited variations of the housing stock is a result of a too much commodity and speculative driven market.
On the urban levels, these housing developments are independent en­claves, which do not need a context; it is a monstrous entity that lives on itself. They are per definition anti-urban and embracing seclusion, which cannot contribute to social cohesion.
 
The Site
The site for this project is a typical Shenzhen location, with urban villages, private housing developments and factories in its surroundings.
 
A stacked community
To enable a social community life, the total required amount of housing is divided into smaller clusters, each with its own specific public space.
This housing project is a stacked version of these clusters, a vertical neighborhood with a rich variation of small housing blocks and elevated public spaces.
 
Housing Typologies
There are 4 housing typologies in this complex:
- Type A, 18 m2 for single residents
- Type B, 36 m2 for couples
- Type C, 54 m2 for 3 person households
- Type D, 108 m2 for 3-generation households
Type A, for singles are located in the horizontal patio slabs, while the other types are mixed in the housing blocks.
 
Elevated ground floors
The elevated ground floors provide gathering spaces for the 10.000 in­habitants within this complex. Each elevated landscape has a different program, creating a rich diversity of public spaces for the community.
 
Circulation
The system is as such that each residential block can be accessed from a (elevated) ground floor. Two elevator systems are used in this complex, the elevators from the ground floor to the elevated ground floors and the elevators connecting the housing blocks from the elevated ground floors.
4. HQB Commercial Area Regeneration     2011/09/30

DOFFICE received merit prize from Shenzhen Futian District Government
DOFFICE received merit prize from Shenzhen Futian District Government for its contributions to the preparation works for the 2011 Shenzhen Unversiade. DOFFICE has participated in the large scale Urban Regeneration Project initiated by Futian Government, & has worked on the regeneration design of one of the most important commercial area in Shenzhen, the Hua Qiang Bei (HQB) area.
  
5. Chengdu WJ Office Park     2011/08/29

The office park is located in the outer ring of Chengdu. The plot is a rectangle with a depth of around 650 m and a width of around 250m. The site area is around 130,000m2, & the GFA is around 400,000m2.
 
Most of the office parks in China are places where architecture and masterplan are separate entities, a monotony of spatiality with overdose of decoration. Our ambition here is to create a divers and multi-layered spati­ality where masterplan and architecture has a more direct in­teraction.
 
We have developed 5 architectural typologies that contributes to this diversification. These 5 typologies cater the need of organizations in different business types & scales. The typologies included loft office, shared office, headquarter office, exhibition & reception center.
 
The architectural typologies in the masterplan incorporate green outdoor space into the building, that extend the outdoor green space on the groundfloor to the higher levels, & forming a three dimensional garden environment.
 
6. Shenzhen Metro Highrise     2010/09/06

DOFFICE was awarded with the 3rd Prize for the International Architecture Design Competition of University Station Metro Highrise. Participants of the competition included BIG (bjarke Ingels Group), FOA (Foreign Office of Architecture), GMP, Shenzhen Architecture Design Institute (SADI), Huasen & Zhubo.
